AND THE, UM, ALSO THERE'S AN EXISTING CURB CUT THAT COULD BE USED FOR A DRIVEWAY.
SO THE PROPOSAL IS, UH, FOR A NEW 1,757 SQUARE FOOT RESIDENCE.
UM, WITH VARIANCE REQUEST, IT WOULD INCLUDE AN ATTACHED ONE CAR GARAGE.
THE HEIGHT WOULD BE THREE STORIES.
UM, THE THIRD FLOOR WILL BE 534 SQUARE FEET OF HABITABLE SPACE.
THE PROJECT PROPOSES TO HAVE, UM, REDUCED SETBACKS, PARKING WITHIN THE FRONT YARD SETBACK, UH, NO ADDITIONAL UNITS I PROPOSED WITH THIS, LET'S SAY SUCH AS ACCESSORY DWELLING UNITS OR SB NINE UNITS.

THE MINIMUM, THE MINIMUM LAW AREA IN THIS ZONE IS 5,000 SQUARE FEET.
THE, UH, 20 FOOT FRONT YARD SETBACK.
UH, FOR PURPOSES OF BUILDING THE SINGLE FAMILY RESIDENCE, THEY WILL BE MEETING THAT.

UM, AND THERE ARE THE REQUESTS THERE TO BASICALLY MODIFY THE PARKING SETBACK TO, TO THE FRONT OF THE LOT, A 14 FOOT REAR YARD SETBACK AND A FOUR FOOT SIDE YARD SETBACK ON THE, UM, EASTERN HALF OF THE LOT.

ZONE FOUR IS REQUESTED FOR THE EAST SIDE OF THIS LOT.
UM, A 25 FOOT REAR YARD SETBACK IS REQUESTED.
UM, ESSENTIALLY 14 FEET IS REQUESTED BY THE APPLICANT.

WE'LL GO THREE STORIES ON OUR HISTORIC HOMES AND, UH, HOMES IN NASHVILLE CITY BEING THE AGE IT IS, UH, MANY ARE BUILT PRIOR TO SETBACK REQUIREMENTS, SO PARKING WITHIN THAT FRONT SET YARD SETBACK ON A DRIVEWAY IS PRETTY COMMON WITHIN THE CITY.
